Signs your roof needs a repair
Most roof damage starts small. Catching it early is what keeps a repair from turning into a replacement. Book an assessment if you notice any of these.
Water stains or drips
A stain on the ceiling or a drip in the attic means water is already getting past the roof, and it rarely enters right above the stain.
Missing or lifted shingles
After a windstorm, look for gaps or shingles that have lifted at the edges. Each one is an opening for the next rain.
Damaged flashing
Bent, cracked or loose flashing at a chimney, wall or skylight is the most common cause of leaks on a roof that is otherwise sound.
Granules in the gutters
Sand-like granules in the gutters mean the shingles are losing their protective surface. Worn patches can often be repaired before they leak.
Moss or algae growth
Moss holds water against the roof and lifts shingles as it grows. Treating it and repairing what it lifted is far cheaper than waiting.
Damp or musty attic
Damp insulation, mould or a musty smell in the attic points to a slow leak or a ventilation problem that needs finding.
Soft or sagging spots
A dip in the roofline or a soft spot underfoot can mean the decking below has been wet for a while. Have it checked before it spreads.
Repeat leaks
If the same area has been patched more than once, it is worth an honest look at whether a bigger repair, or a replacement, is the better spend.

Akkie and crew have been excellent to work with! Being in the restoration trade, we often need to send roofing subtrades out with only a moments notice to inspect a variety of issues, and I'm so glad we came across Pacific. Inspections are scheduled very quickly, technicians are thorough, and the reporting is detailed and well put together. I had a leak in my roof due to a vent screw. I sent their office pictures and got a quote right away. Promptness and solid quoted amount made me go with them. The technician who attended was Jaspreet. He was amazing. It started snowing right before he got here, so we expected a reschedule. He arrived and went straight to work. Snow didn't bother him. He was very polite and explained the current issue. He also gave future recommendations for the rest of the vents. I am very pleased with Pacific Coast Roofing and will be calling them again for any future roof needs.

Dan was excellent. Call right away for a estimate and came the next day to give me a quote. He came quickly to do the work. Very cost effective. Great prices and he is a perfectionist and wants the work done properly. He went above and beyond what I expected. He did every little thing and then some for me. Highly recommend his company. Should I repair my roof or replace it?
If the damage is in one area, such as a leak at a vent, a few missing shingles or worn flashing, a repair is usually enough. If the roof is near the end of its life, leaking in several places or losing granules everywhere, replacing it is often the better long-term spend. We'll tell you honestly which makes sense and won't push a replacement you don't need. Our guide to repair vs replacement covers the signs in more detail.
Do you take on small repairs?
Yes. We handle repairs of every size, from a single leak or a few missing shingles to storm damage across the whole roof.
How much does a roof repair cost?
It depends on what is damaged, how much of it, and how easy it is to reach, so we price every repair from an on-site assessment. The assessment is free, and you get a written quote before any work starts.
Are roof repairs covered by a warranty?
Yes. Our repairs carry a workmanship warranty. Ask us for the terms that apply to your repair when we quote it. A full roof replacement comes with our 10-year workmanship warranty.
What happens after I book a repair?
Call us or send the form on this page. We'll arrange a visit, inspect the roof to find the cause, and send you a written quote. Once you approve it, we book the repair in. If water is coming in right now, call our 24/7 emergency line instead.
Can you repair a roof while it's raining?
An active leak is controlled first: we tarp or seal the area to stop the water getting in, then carry out the permanent repair once the roof is safe to work on. Our guide to what to do in a storm leak covers the first hour.
Do I need a permit for a roof repair?
Usually not for a like-for-like repair. Vancouver and Richmond, for example, list roofing repairs among the work that needs no building permit. A permit is generally needed once a repair becomes structural, such as replacing rotten rafters, or changes the roof's shape, and the BC Building Code applies either way. We'll tell you if your repair needs one.
