Commercial & Strata Waterproofing in the Lower Mainland

Yes. A new flat roof replaces the whole system: the old membrane comes off, the deck and insulation are checked and repaired, and new membranes and flashings go on. Roof waterproofing can be more targeted, such as restoring or coating a membrane that is still sound, rebuilding a leaking flashing or drain detail, or waterproofing a podium deck or parkade. If the membrane is worn through or water has soaked the insulation, a new roof is usually the better choice, and we'll tell you which one your building needs.

There isn't one best product; it depends on the roof. On a flat or low-slope roof the waterproofing is the roof membrane itself: torch-on (SBS) is a long-standing choice in BC, TPO and EPDM are single-ply sheets that suit large, simple roofs, and liquid-applied membranes suit roofs crowded with vents and equipment, or a sound membrane that needs restoring. A surface people walk or drive on, such as a podium deck or a parkade, needs a traffic-rated membrane or coating. On a sloped shingle or metal roof, the shingles or panels shed the water and the waterproofing is the underlayment and flashings beneath them. The right system depends on the slope, the traffic, what sits on the roof and what is underneath it, which is what the on-site assessment is for.

Yes. We waterproof commercial flat roofs with torch-on (SBS), TPO, EPDM, and liquid-applied membranes, and protect parkade slabs, podium decks, and mechanical rooms with traffic membranes and coatings. We phase the work around your building's operations and provide written reports for owners, property managers, and insurers.

Damp proofing is a basic moisture-resistant coating that slows vapour transmission but doesn't resist hydrostatic pressure. Waterproofing is a full membrane system designed to resist liquid water under pressure. In the Lower Mainland, full waterproofing is almost always the correct specification for below-grade and flat-roof applications.

It depends on the system and application, but a properly installed waterproofing membrane typically lasts 20–30 years. We'll recommend the right system for your building's exposure and use, and back our work with a 10-year workmanship warranty.

A roof replacement renews the roof surface; waterproofing protects vulnerable points where water enters — decks, balconies, parkades, foundations, and below-grade walls. Many buildings need both. We assess your building and tell you exactly what's required.

We inspect the building and trace the water back to where it actually enters, which is often not where it shows up inside. On a roof that means checking the membrane, seams, flashings, drains, and penetrations; on decks, parkades, and walls, the joints and transitions. Your written scope shows where the water is coming in and how we'll stop it.

Yes. We provide below-grade and foundation waterproofing — positive, negative, and blind-side applications — alongside flat roofs, decks, balconies, and parkade slabs.

Cost depends on the area, system, access, and building conditions, so the only accurate figure comes from an on-site assessment. After we assess your building, you'll receive a detailed, itemized quote you can budget around.

We install a full range of systems — torch-on (SBS), liquid-applied membranes, TPO, EPDM, traffic-deck coatings, and below-grade membranes — selected to suit each application and building.

Yes. Parkade slabs, podium decks, balconies, and walkways are core to what we do — using traffic-rated membranes and coatings that protect the structure and the units below.
