Leak Inspection
Thermal imaging and water testing to pinpoint hidden leaks before they cause structural damage.
RELIABLE · CLEAN · FULLY INSURED
Chimney and flashing failures are one of the most common causes of roof leaks. PCC Roofing repairs, reflashes, and rebuilds chimneys and roof flashing for homes, strata, and commercial buildings across the Lower Mainland — sealing the vulnerable points where water gets in. Fully insured, with clean, careful work on every property.
Many property owners assume a leaking chimney needs a mason — but most water gets in at the transition zone, where the vertical masonry meets the roof deck. That's the work we specialize in.
Thermal imaging and water testing to pinpoint hidden leaks before they cause structural damage.
Precision-bent galvanized or copper flashing, custom-fit to your roof's pitch for a watertight seal.
Stainless steel rain caps and chimney covers that keep water and debris out — preventing interior masonry rot.
Restoring failing mortar joints to keep the chimney structurally sound and watertight.
Chimneys that are no longer in use are prone to accelerated decay. Without heat rising through the flue, moisture stays trapped in the masonry — leading to freeze-thaw expansion and cracking through winter.
"Many property owners don't realize an inactive chimney is slowly soaking moisture into the structure around it."
Chimney repairs, reflashing, capping, and tuck pointing completed across homes, strata, and commercial buildings throughout the Lower Mainland.
From hidden leaks to crumbling masonry, these visual cues mean it's time to schedule a professional inspection.
Rust means the flashing is failing and letting water track down the masonry.
Moss holds moisture against the masonry and roof, speeding up decay.
Trapped moisture is freezing and breaking the brick face apart, it accelerates if left.
A white powdery deposit signals water is moving through the masonry from within.
The crown sheds water off the top of the chimney, once it cracks, water goes straight into the structure.
A damp, musty smell often means moisture is sitting inside the flue or chimney.
A clear sign water is entering through the chimney or flashing, and what shows inside is usually worse above.
The seal between chimney and roof is one of the most common leak points, loose flashing lets water straight in.

Akiko and crew have been excellent to work with! Being in the restoration trade, we often need roofers to help subcontract out with only moments notice to inspect a variety of issues, and I'm so glad we came across Pacific Coast. Inspections are scheduled very quickly, technicians are thorough, and the reporting is detailed and well put together.

I had a leak in my roof due to a vent screw. I sent their office pictures and got a quote right away. Promptness and solid quoted amount made me go with them. The technician who attended was Jaspreet. He was amazing, it started snowing right before he got there, so we expected a reschedule. He arrived on time and straight to work.

Professional, efficient, and great communication. Used them to replace a roof for a 5,000 square foot home including replacing some fascia boards, vents, and gutters. They treated the house like it was their own and went above and beyond in every way. I will use them again for our roof and any other project that we might need help with. Very happy with them.

Most chimney leaks come from failed flashing at the transition where the chimney meets the roof — not the chimney itself. We use water testing and thermal imaging to pinpoint the exact source before recommending a fix.
It depends on the chimney size, roof type, and extent of the damage, so the accurate figure comes from an on-site assessment. After we assess it, you'll get a detailed quote with a full cost breakdown.
Both. We handle flashing repair and replacement, chimney caps and crowns, tuck pointing, and full reflashing — whatever the leak or damage requires.
Both. We handle flashing repair and replacement, chimney caps and crowns, tuck pointing, and full reflashing — whatever the leak or damage requires.
Tuck pointing is replacing failing mortar joints between bricks. If your mortar is cracked, crumbling, or missing, it lets water into the structure — repointing restores strength and keeps it watertight.
An unused chimney still lets moisture into the structure. Depending on its condition, we can cap and seal it to keep water out, or remove it entirely — we'll recommend the right option after assessing it.
