Akkie and crew have been excellent to work with! Being in the restoration trade, we often need to send roofing subtrades out with only a moments notice to inspect a variety of issues, and I'm so glad we came across Pacific. Inspections are scheduled very quickly, technicians are thorough, and the reporting is detailed and well put together. I had a leak in my roof due to a vent screw. I sent their office pictures and got a quote right away. Promptness and solid quoted amount made me go with them. The technician who attended was Jaspreet. He was amazing. It started snowing right before he got here, so we expected a reschedule. He arrived and went straight to work. Snow didn't bother him. He was very polite and explained the current issue. He also gave future recommendations for the rest of the vents. I am very pleased with Pacific Coast Roofing and will be calling them again for any future roof needs.

What is torch-on roofing?
Torch-on is modified bitumen roofing whose sheets are fused in place with a torch that melts the bitumen on their underside. SBS (styrene-butadiene-styrene) is a rubber-like polymer blended into the asphalt to keep the membrane flexible. We install torch-on as a 2-ply SBS system: a base sheet with a cap sheet surfaced in mineral granules torch-fused over it, forming a continuous seal for flat and low-slope roofs.
What does a torch-on roof replacement involve?
A replacement usually starts with removing the old roof so we can check the deck and insulation and repair any wet or damaged areas before anything new goes on. We then make sure the roof drains to its outlets, install the new base and cap sheets, and renew the flashings at walls, curbs, drains, skylights and penetrations as needed, finishing with a full cleanup.
Can a leaking torch-on roof be repaired instead of replaced?
Often, yes. When the membrane is in good shape and the leak is local, usually at a flashing, seam, drain or penetration, we can repair that area or rebuild the flashing detail without re-roofing. If the cap sheet is worn through, the roof leaks in several places, or water has soaked the deck and insulation, replacement is usually the better long-term choice. We'll inspect the roof and tell you honestly which one it needs.
What affects the cost of a torch-on flat roof?
The main factors are the roof's size, how many old layers have to come off, the condition of the deck and insulation, the number of drains, skylights and other penetrations, the walls and parapets that need flashing, and how easy the roof is to reach. We'll inspect and measure your roof on site and give you an itemized written estimate, and homeowners can spread the cost with flexible financing through Financeit.
Torch-on or TPO: which is right for my flat roof?
Both are proven flat-roof systems. Torch-on's two plies and granule-surfaced cap sheet make it a heavy-duty, repairable choice for homes, additions and rooftop decks, while TPO's reflective white membrane and heat-welded seams make it a widely used choice for commercial and multi-family roofs. How the roof is used, its drainage and access, the deck below and your budget all shape the decision, and we'll recommend the right system during your free on-site assessment.
Do you install PVC and other single-ply membranes?
Yes. Besides TPO, we install PVC, a single-ply membrane with strong chemical, grease and fire resistance that suits restaurants, warehouses and industrial buildings, and EPDM, a synthetic rubber membrane. A single-ply roof is one layer of membrane, with its sheets joined at sealed seams, rather than two or more plies, and we'll explain whether single-ply or 2-ply torch-on is the better fit for your building.
